At Halo Land Management , we’re not just supporting energy infrastructure—we’re leading it. As one of the fastest-growing land services firms in the country, we specialize in delivering high-impact projects for utility clients with unmatched speed, precision, and professionalism.

We’re hiring a full-time W2 Right-of-Way Agent based in Michigan to support electrical transmission and distribution projects . This role is ideal for professionals with strong landowner communication skills, utility corridor experience, and the ability to manage title, negotiations, and documentation from end to end.

If you thrive in the field, enjoy solving land access challenges, and want to play a critical role in powering communities—we want to hear from you.

🧭 What You’ll Do

As a Right-of-Way Agent supporting Michigan-based electric utility projects, your responsibilities will include:

  • Conducting title research and property due diligence using county records, GIS tools, and internal databases
  • Negotiating easements, access rights, and damage settlements with landowners, municipalities, and stakeholders
  • Reading and interpreting construction drawings, plats, and utility maps to inform landowner discussions
  • Educating property owners about project scope, timelines, compensation, and access requirements
  • Preparing accurate document packets for each transaction, including easements, option agreements, and releases
  • Maintaining meticulous digital records of all activity in project tracking systems
  • Collaborating closely with project managers, title teams, and legal to ensure alignment and timely execution
  • Adhering to Michigan-specific utility and regulatory requirements , including coordination with state agencies or public commissions as needed

🧠 What You Bring

We’re looking for professionals who are confident in the field, grounded in title knowledge, and great with people. A strong candidate will have:

  • 3+ years of Right-of-Way experience , with a focus on electrical utility or infrastructure projects
  • In-depth knowledge of real estate law, easement documentation, and utility corridor regulations
  • Strong communication and negotiation skills with landowners, public agencies, and engineering teams
  • Ability to read and interpret legal descriptions, plats, and survey data
  • Proficiency in Microsoft Office and cloud-based tracking systems (Google Drive, Smartsheet, etc.)
  • Experience working in Michigan , with familiarity in county-level recording processes and landowner dynamics
  • A dependable, self-motivated work ethic and willingness to travel to rural and suburban field sites throughout the state

📆 A Day in the Life

You start your day reviewing assigned tracts, project maps, and title notes. After prepping your document packets, you set out to meet landowners across your territory—often at farmhouses, rural lots, or suburban properties adjacent to transmission lines.

You clearly explain the scope of work, walk the site with the owner, and handle negotiations with professionalism and respect. Back in the vehicle, you update your project database, communicate any hold-ups to your PM, and track down missing title data or contact details to keep things moving.

Your day ends with another easement secured, another landowner aligned, and another step closer to powering Michigan’s future.
