Description: Experienced Financial Analyst

Financial Analyst Job Purpose:   Looking for someone experienced (5+ years) in the field and must have a good understanding of commercial real estate analysis and terminology. Primary focus would be Multi-Family. Reports financial status by preparing and analyzing financial plans, forecasts, and reports. This position is accountable for market research, public relations and promotional functions due diligence and investment analysis consistent with established Development objectives.

This position reports to ownership.

Intra/Interdepartmentally interacts with Acquisition/Development team.

Financial Analyst Job Duties:

· Tracks financial status by monitoring variances from plan.

· Determines financial status by comparing and analyzing plans and forecasts with actual results.

· Improves financial status by analyzing results and variances; identifying trends; recommending actions.

· Reconciles transactions by comparing and correcting data.

· Increases productivity by developing automated applications; eliminating duplications; coordinating information requirements.

· Provides information to management by assembling and summarizing data; preparing reports; making presentations of findings, analyses, and recommendations and reports weekly to the team leader his/or her assessments.

· Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.

· Accomplishes finance and organization mission by completing related results as needed.

· Market Research - Directs periodic studies and assesses results of the company’s and/or projects marketing efforts in terms of image analysis, credibility, competition, market share and trends as well as capabilities and approaches. Also, develops alternatives in a manner that provides for current needs and future opportunities.

· Oversee the due diligence process to ensure that all check list items are prepared and gathered in a timely method. Assist in monitoring due diligence costs to ensure that they are within budget.

· Investment Analysis - Assist and/or prepare new development financial models in accordance with development plans on commercial projects. Update financial models on regular basis to reflect current information and assumptions. Analyze pro-formas and budgets for sound underwriting principles and assumptions. Update current excel projections and ARGUS projections as needed for assets. Assist and/or produce sensitivities on projects as needed. Assist and/or produce credit analysis and NPV analysis on future leases as needed. Assist and/or produce ARGUS/Excel pro-formas, ten-year cash flows, lease analysis and other underwriting duties on acquisitions. Assist in producing underwriting packages for potential lenders and/or investors. Prepare sale analysis for existing assets as needed.

Essential Job Functions:

College Degree in Business, Finance or Real Estate preferred.

  • Must possess strong attention to detail and sales ability.
  • Demonstrate an ability to support and contribute to community team.
  • Demonstrate strong oral and written communication skills.
  • Competence in operation of telephone, business calculator, copy machine, facsimile, personal computer/keyboard, Microsoft Office including Word, Excel and MS Outlook, Argus, email and internet.
  • Ability to work a flexible schedule, including evenings and weekends should workload deem it necessary.
  • Neat, clean, professional at all times throughout the workday.
  • Comply with expectations as demonstrated in the employee handbook.
  • Successfully pass drug test.
